The property should be evaluated as an operating three-season retreat and cultural campus inside a protected natural setting — not as 150 acres of freely developable land, and not as a finished wellness resort.
Hollow Bone would not be buying a generic venue and inventing a mission for it. It would be acquiring a place whose physical form and prior use already support the mission — then adding governance, programming, hospitality, creative relationships, charitable access and long-term stewardship.

The signature experience: invitation-led, intergenerational, built around people becoming a temporary village. Art and music shared before they are perfected. Meals that create relationships. Voluntary participation; rest protected. Everyone has something to offer and is allowed to receive.
Artist Residencies · Past N9NE
The barn as a live room and shared studio; cabins as writing rooms; the landscape as subject, collaborator and refuge. Album and songwriting camps, book and film development, listening-room concerts within sound and occupancy limits. Artists retain ownership unless a separate written agreement says otherwise.
Food, Farm · Third Wave Foods
Third Wave Foods as the daily hospitality engine — retreat meals, chef residencies, community tables, gardens, product development and food education. Until a licensed production kitchen exists, meals rely on qualified caterers and permitted service.
Spiritual Plants
Lawful plant education, gardens, sponsorship and carefully disclosed hospitality. Non-intoxicating use is the default. No practice or altered-state experience is a condition of belonging. Every regulated activity requires separate legal, insurance, lender and permitting review.

Do not rely on advertised event or lodging capacity until county, fire, health and occupancy records confirm it.
Do not market Hollow Bone as a medical, psychiatric or treatment facility unless separately licensed to do so.
Do not conduct unlicensed psychedelic or controlled-substance programming.
Do not assume hemp or cannabis activity is permitted; review law, insurance, lender, lodging and permit restrictions separately.
Do not appropriate Cherokee history or symbolism.

The Phased Use Plan
Prove the property
Tour every parcel, building, road, trail, water feature and septic area. Obtain title, survey, conservation easement, baseline report and seller restrictions. Inspect life safety, water, septic, drainage, slope, riverbank, road and wildfire exposure. Review at least 36 months of operations, tax returns, bookings, deposits, staffing and insurance. Commission an independent appraisal and three-scenario operating and capital model.
Protect and stabilize
Retain essential operating knowledge; honor or responsibly resolve transferred bookings. Complete urgent life-safety, water, septic, road and drainage work. Establish insurance, emergency, fire, river, weather, privacy, substance, filming and safeguarding protocols. Continue publicly as Paint Rock Farm during transition; run one controlled Camp Mary pilot.
Establish the Home of Camp Mary
Launch Paint Rock Farm — A Hollow Bone Place — Home of Camp Mary. Operate the pilot-year program mix and protect at least 48 hours between immersive programs. Create host and practitioner vetting, scholarship, artist-rights and consent systems. Improve barn lighting, sound, capture and flexible furnishings within permit limits.
Build the missing layer
Improvements solve proven constraints in a deliberate order: safety and resilience; a four-season Commons; a permitted kitchen; accessible private lodging; creative and wellness rooms; staff and back-of-house; farm and trail systems.
Become a durable institution
Establish an annual rhythm of Camp Mary, residencies, aligned retreats, culture, weddings and stewardship. Create maintenance, insurance, weather-interruption and capital-replacement reserves. Publish an annual impact report. Build a consented archive of music, film, stories and frameworks created on the land.
Long-Term Campus Hypothesis
If demand, governance and legal buildability support it, Paint Rock can develop a compact year-round village core rather than sprawl across the land.
